Having regard to its size and position in close proximity to the boundary of the adjoining property, 5 Kings Road, the proposed single storey extension would have an overbearing and enclosing effect upon the rear living accommodation and courtyard area of that property. As such the development would be detrimental to the amenity of the occupants, in terms of a loss of light and outlook, contrary to Policies G2, H13 and D1 of the South Oxfordshire Local Plan 2011 and advice contained within Section 6 of the South Oxfordshire Design Guide 2008.
