Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SLET 001, SLET 002, SLET 003A, SLET 004, SLET 04, SLET 019, SLET 029, SLET 030, SLET 031B, SLET 032B, SLET 033B, SLET 034B, SLET 035B, SLET 036B and SLET 037A, except as controlled or modified by conditions of this permission. All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That, prior to work commencing, samples of the materials to be used in the construction of the walls and roof of the extension, and of any new slates for the re-roofing work hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the works will take place in sole accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That, prior to the relevant part of the work commencing, details of the insulation to be applied to external walls shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter, the works will take place in sole accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That, prior to the relevant part of the work commencing, details of the flue to serve the new boiler, including confirmation that a rise of 4 metres is feasible, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter, the works will take place in sole accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
