That having regard to its position on a prominent site on the ridge above the Fairmile, the proposed bungalow would be intrusive in the landscape and would result in an additional dwelling in an isolated and unsustainable countryside location.  As such, the proposal would have an urbanising impact on the site and surrounding area and would harm the landscape character of this part of the Chilterns Area of Outstanding Natural Beauty contrary to policies G1, G2, G3, G4, C1, C2 and H6 of the South Oxfordshire Local Plan 2011 and Government guidance provided in PPS1, PPS3 and PPS7.
