Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, NS/P03, MS/P.02 rev 1 and the amended description of works received 10/08/11, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified in the application or in materials which shall previously have been approved in writing by the Local Planning Authority Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before development commences: a. Details of wall finishes (including specification of lime plaster) b. Details of windows and doors at 1:5 and 1:20 (section and elevation) c. Details of finishes for the garden room joinery d. Details of any thermal / sound insulation or fire protection upgrades Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The timber framed wall of No.29 New Street shall remain visible unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the adjoining listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
