The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P12/S0975/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 011-03, 010-04, 001-00, LOC01 and 5190-012, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P12/S0975/DIS

That all new works and works of making good to the retained external fabric of the building shall be finished to match the existing work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the details of the development are acceptable and to safeguard the character of the building in accordance with Policies G6, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That supplementary roof tiles to be used for the construction of the main roof should be matched to the existing plain clay tiles, and samples of the slates to be used for the roof of the extension shall be submitted to and approved in writing by the Local Planning Authority in writing. Reason: To ensure that the details of the development are satisfactory and to safeguard the character of the building in accordance with Policies G6, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That drawings of joinery details at scale 1:20 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development, and shall be implemented in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory and to safeguard the character of the building in accordance with Policies G6, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the roof lights hereby permitted shall be conservation type, fitted flush, shall be non opening, and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory and to protect the amenity of the adjoining property in accordance with Policies G6, CON2, CON3, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (No.2) Order 2008 (or any order revoking and re-enacting that Order), no extensions, roof extensions or additional windows, doors or rooflghts shall be added the building without the prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON2, CON3, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.

That the sustainable design features, as specified in the Design and Access Statement accompanying application P08/E1079 shall be incorporated into the dwelling hereby approved, and shall thereafter be retained. Reason: To ensure high standards in the efficient use of energy, water and materials in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.

That the burgage wall on the western boundary of the site shall be protected and retained during construction works. Reason: To ensure protection of an historic wall in accordance with Policies G6, CON7 and CON10 of the South Oxfordshire Local Plan 2011.
