Conditions / Refusal Reasons
The proposed development would result in a replacement dwelling that would have a materially greater volume and greater visual impact than the existing dwelling. In combination with an overcomplicated form and design and carport positioned at the front of the site, this would result in an unduly prominent development, causing harm to this part of the Chilterns AONB landscape. As such, the proposal would fail to be in accordance with Policies G2, G4, G6, C1, C2, C4, D1 and H12 and advice contained within Sections 3 and 5 of the South Oxfordshire Design Guide 2008 and government guidance in PPS1, PPS3 and PPS7.
