Conditions / Refusal Reasons
Having regard to the form, design and scale of the proposed two storey / first floor extension, the proposal would result in an inappropriate and disproportionate addition that would relate poorly to the existing terraced dwellings. As such, the proposal would detract from the character and appearance of the dwellings and surrounding area contrary to the South Oxfordshire Local Plan 2011, particularly Policies G2, G6, D1 and H13, the advice in the South Oxfordshire Design Guide 2008 and national guidance in PPS1.

Having regard to its height, projection and proximity to number 299 Reading Road, the proposed two storey extension would have an intrusive and overbearing impact upon this neighbours bedroom window and result in overshadowing of this room. The proposal would therefore be detrimental to the residential amenities of the occupants of this property and would be contrary to the South Oxfordshire Local Plan 2011, particularly Policy H13.
