Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16666/02 omitting the front facing velux windows, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, C2, H13 and D1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no window(s), door(s) or other openings shall be inserted at any time in the front elevation of the development hereby approved.
Reason: To safeguard the character and appearance of the building adjacent to the Grade II Listed dwelling house in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.
Notwithstanding details shown on plan 1666/02, there shall be no rooflights on the front elevation. Prior to commencement a plan showing the flush fitting rooflights on the rear elevation shall be submitted to the Local Planning Authority and agreed in writing and thereafter implemented and retained as approved.
Reason: To ensure that there is no harm to the setting of the listed building in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.
