The proposed increase in noise levels through vehicular and general activity after 11pm Mon-Sat as a result of these proposals would be likely to be significant and this would detract from the living conditions of nearby residential occupiers and would also be harmful to the tranquil character of the surrounding area. As such, the proposal would be contrary to Policies G2, C2, C4, CON7, EP2, D1, CF1 and CF2 of the South Oxfordshire Local Plan 2011 and advice contained within PPG24.
