Conditions / Refusal Reasons
Having regard to their bulk, height, scale and unsatisfactory relationship with the parent property, the proposed extensions would overwhelm the form and proportions of the existing dwelling to the detriment of its character and the character and appearance of the surrounding Chilterns Area of Outstanding Natural Beauty. As such, the proposal would be contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, C2, D1 and H13 and advice contained in the South Oxfordshire Design Guide 2008.
Having regard to the bulk, height, scale, massing and siting of the proposed two-storey side extension, it would have a detrimental and overbearing impact on the rear garden of No.51 Oakley Court. Furthermore, the balcony at first floor level in the rear elevation of the proposed two-storey side extension would allow direct and unwelcome overlooking of the private rear gardens of Nos. 51 and 55 Oakley Court. As such, the two-storey side extension would be materially harmful to the amenity of the occupants of these properties and so is contrary to the requirements of Policies D4 and H13 of the South Oxfordshire Local Plan and advice contained in the South Oxfordshire Design Guide 2008.
