The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E1633/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, GC1, 01, 02 and 03, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/E1633/DIS

The exterior of the agricultural building hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority Reason: In the interests of the appearance of the development in accordance with Policies G2, G6, D1, and A1 of the South Oxfordshire Local Plan 2011. The use of the building hereby permitted shall be limited solely to agricultural purposes in connection with the agricultural use of the land as shown on the plans accompanying the application. Reason: To restrict the use of the building to one compatible with the surrounding rural area in accordance with Policy A1 of the South Oxfordshire Local Plan 2011. Within one month of the first use of the building hereby approved, the existing buildings and all associated hard surfacing materials as shown on drawing 03 shall be demolished and all resultant materials shall be removed from the land. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1 and A1 of the South Oxfordshire Local Plan 2011. Related application(s): P11/E1633/DIS

Prior to the commencement of the relevant part of the development details of the hardsurfacing for the new drive and details of the new gates shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be constructed and thereafter and maintained in accordance with the approved details. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1 and A1 of the South Oxfordshire Local Plan 2011.

Any gates provided shall be set back a minimum of 15.0 metres from the edge of the carriageway, and shall open inwards into the site. Reason: To ensure that vehicles may wait clear of the carriageway while the gates are opened or closed in the interests of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The existing access and driveway as shown on drawing 03 shall be permanently stopped up and all hard surfacing removed by the means of reinstatement of the highway verge and planting within one month of the first use of the new access and driveway hereby approved. Thereafter the closed access shall not be used by any vehicular traffic whatsoever. Reason: In the interest of highway safety and the appearance of the site in accordance with Policies G2, G6, C2, D1, and T1 of the South Oxfordshire Local Plan 2011.
