Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P11/E1470/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1F, 2E, 3D, 4D, 5F and 894/SK6, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The works hereby approved shall be carried out using the following materials unless otherwise agreed in writing by the Local Planning Authority. a. Brick - Micklemersh handmade Down's Blend laid in Flemish Garden Wall bond with Lime Green Pre off white mixed Natural Lime mortar 'M' Grade - Medium Strength. Joint profile to match existing house. b. Handmade plain clay roof tiles and natural slate to the extensions - Mellow Handmade tiles and reclaimed Welsh blue slates c. Weatherboarding - Treated feather edge boarding - 7 (175mm) to match existing, finished with two coats of Sadolin Ebony. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The removal of the buttress as shown on the drawings hereby approved shall be carried out in accordance with the Report on Proposal for Removal of a Buttress by RWA Consulting dated 7th December 2009 unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new windows and doors shall be installed and thereafter retained in accordance with the details previously submitted as shown on drawings GA04D; GA05B; J11906/1 Drawing 1; WG21 Elevations Drawing 1; J11904/1 Drawing 1; J11906/1 Drawing 2; WG21 Sections Drawing 2; J11904/1 Drawing 2; J11906/1 Drawing 3; and J11906/1 Drawing 4 as received on 21st December 2010. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the details indicated on drawing 1F the floor tiles within the entrance hall and playroom shall be retained in situ and covered in accordance with the details shown on drawing 894/SK6. Prior to the tiles being covered a photographic survey of the tiles shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
