Conditions / Refusal Reasons
The kitchen extension would result in the loss of a traditional lean-to, would dominate the south elevation of the listed building and would also require the substantial alteration of the original roof line. The addition of the large area of glazing forming the corridor would obscure the details and plan form of the historic building. Overall, the proposal would detract from the character and appearance of the original dwelling and its special architectural and historic interest as a Grade II listed building. It would therefore be contrary to Policies G2, G6, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained within Sections 6 and 7 of the South Oxfordshire Design Guide 2008 and government advice in PPS1 and PPS5.
