That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1F; 6C; 9 and 3251/01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external facing materials to be used for the works hereby approved shall be as follows, unless otherwise agreed in writing by the Local Planning Authority. Brickwork - Michelmersh Handmade Downs Blend Roof tiles - reclaimed plain clay tiles to match the existing Reason: In the interests of the historic and architectural interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new works, and works of making good to the retained fabric, whether internal or external, shall, unless otherwise approved in writing by the Local Planning Authority, be finished to match original or adjacent work (as deemed appropriate by the Local Planning Authority) with regard to the methods used and to materials, colours, textures and profiles. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
