Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1F; 6C; 9; and 3251/01, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external facing materials to be used for the construction of the development shall be as follows, unless otherwise agreed in writing by the Local Planning Authority. Brickwork - Michelmersh Handmade Downs Blend Roof tiles - reclaimed plain clay tiles to match the existing Reason: In the interests of the appearance of the development in accordance with Policies G2, G6, CON2, CON3, CON5, CON7, D1 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no external alterations or extensions shall be carried out to the buildings hereby approved. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7, D1, D4, and H4 of the South Oxfordshire Local Plan 2011.

Windows W10 and W11 and the entire lower 50% of window W16 as shown on drawing 1F shall be fitted with obscure glass before the development is occupied and the obscure glazing shall thereafter be retained in position to the satisfaction of the Local Planning Authority. The entire lower 50% of window W16 shall be non-openable. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no additional openings shall be inserted at first floor or roof level in the north, west or east elevations of the development. Reason: In the interests of the amenity of the neighbouring properties in accordance with Policies D4 and H4 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan, 1F, and shall be constructed, laid out, surfaced, drained and completed, and shall be retained unobstructed except for the parking of vehicles associated with the development hereby approved at all times. Thereafter one car parking space shall be allocated and retained for each unit. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
