Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, TH-111, TH-115, TH-116, TH-118, TH-119, TH-101, TH-102, TH-110, TH-100A, TH-117A and 109-11-03, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, CON5, D1 and H13 of the South Oxfordshire Local Plan 2011.
A scheme for a replacement Cedar tree shall be submitted to and approved in writing by the Local Planning Authority and thereafter implemented as approved within the first planting season of the first occupation of the extension or habitable accommodation hereby approved.
Reason: In the interests of maintaining the character and appearance of the locality in accordance with Policies G2, G6, C2, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
The garage conversion hereby permitted shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling known as Tudor House.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policies G2, C2, D2, D4, H6, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
