The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The lowest part of the rooflights on the north west elevation shall be a minimum of 1.7 metres above the finished floor level of the first floor accommodation.

The existing hedge along the north west boundary of the land shall be retained and any plant which may die or be seriously damaged or destroyed within five years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G6, C2, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
