The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E1769/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OAS/10/1637/3 A; OAS/10/1637/4 C; OAS/10/1637/5 C; OAS/10/1637/6 C; and OAS/10/1637/7 C, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.

The bathroom and shower room windows at first floor level in the south east elevation shall be fitted with obscure glass before the extensions are occupied and the obscure glazing shall thereafter be retained in position to the satisfaction of the Local Planning Authority. Irrespective of the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no additional openings shall be inserted at first floor level in the south east or north west elevations of the dwelling. Reason: In the interests of the amenity of the neighbouring properties in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

The lowest part of the rooflights on the north west elevation shall be a minimum of 1.7 metres above the finished floor level of the first floor accommodation. Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

The existing hedge along the north west boundary of the land shall be retained and any plant which may die or be seriously damaged or destroyed within five years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G6, C2, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
