The proposed development would result in the loss of an employment premises. Insufficient information has been submitted to demonstrate that the existing car repair workshop use is no longer economically viable and the site has been marketed for at least a year for that use and for any other suitable employment or service trade uses. As such the proposed residential development of the site would be unacceptable in principle, contrary to Policies G2 and E6 of the South Oxfordshire Local Plan 2011 and advice contained within PPS4.

Insufficient information has been submitted to demonstrate whether the proposed development of the site with two pairs of semi-detached houses, as described on the application forms, would be able to comply with the off-street parking standards of two spaces per dwelling and allow vehicles to egress the site in a forward gear in a manner compatible with the character and appearance of the surrounding area. As such, the proposal would result in conditions prejudicial to highway and pedestrian safety contrary to Policies G2, D2, H4, T1 and T2 of the South Oxfordshire Local Plan 2011 and advice contained within PPG13.
