Conditions / Refusal Reasons
Having regard to the level of alterations proposed to the layout of the existing service wing, the proposed works would harm the historic plan form of the building and the resulting room proportions would compete with the proportions and hierarchy of rooms that characterise the listed building. As such, the proposal would detract from the special architectural and historic interest of the listed building, contrary to Policy CON3 of the South Oxfordshire Local Plan 2011 and government guidance in PPS5.

Having regard to the scale and design of the proposed extension to the service wing, including the long unrelieved elevations and a large open plan interior, the proposal would result in an inappropriate addition to the building that would overly dominate the hierarchy and proportions of rooms that characterise the listed building. As such, the proposal would detract from the special architectural and historic interest of the listed building, contrary to Policy CON2 of the South Oxfordshire Local Plan 2011 and government guidance in PPS5.
