That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, RG-10-1295-01 except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Within 6 months of the date of this permission, the landscaping of the closed access on the B480 shall be undertaken to match the existing boundary treatment either side of the closed access by means of the continuation of the existing hedge line with native hedge plant species, and the erection of a timber paling fence. In the event of any of the hedge plants dying or being seriously damaged or destroyed within 5 years of the date of this permission, a new hedge plant or equivalent number of hedge plants shall be planted.
Reason: To help assimilate the development into its surroundings and in the interests of the visual amenity of the area in accodance with Policies G2, G4, G6 and C2 of the South Oxfordshire Local Plan 2011.
70 metres vision splays to either side of the access hereby permitted shall be formed, laid out and constructed in accordance with detailed plans which shall be submitted to and approved in writing by the Local Planning Authority within 3 months of the date of this permission and the land and vegetation within the splay shall not be raised or allowed to grow above a maximum height of 1 metres above ground level.
Reason: In the interest of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order) the erection or construction of gates, fences, walls or other means of enclosure as described in Schedule 2, Part 2, Class A of the Order alongside the southern boundary to the site (the Christmas Common road) shall not be undertaken without the prior written permission of the Local Planning Authority.
Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of the visual amenity of the local area and in accordance with Policies C2, G2 and G4 of the South Oxfordshire Local Plan 2011.
