Conditions / Refusal Reasons
That the proposal would occupy a prominent location in the open countryside and having regard to the height of the mast and to the lack of screening it would constitute an intrusive form of development detrimental to the character and appearance of area and to the setting of the grade II listed buildings opposite.The development would therefore be contrary to policies C1, C4, G2, CON5 and TE1 of the adopted South Oxfordshire Local Plan and to advice contained within PPG8 and PPG15.

That the proposed development would result in the loss and damage of over 40 trees which are the subject of a Tree Preservation Order and have a significant amenity value. The proposal is therefore contrary to policies C1 and C9 of the adopted South Oxfordshire Local Plan 2011 and advice set out in the South Oxfordshire Design Guide and the supporting Trees and Development best practice guidance.
