Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0.05 Rev C, 0.06 Rev C and 1.10 Rev G, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the site and surrounding area and the special architectural and historic interest and setting of the listed building, in accordance with Policies G2, G6, H13, D1, C2, CON2 and CON5 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the character of the site and surrounding area and the special architectural and historic interest and setting of the listed building, in accordance with Policies G2, G6, H13, D1, C2, CON2 and CON5 of the South Oxfordshire Local Plan 2011.

The new bathroom window in the northeast elevation of the dwelling shall either be glazed in obscure glass and fixed shut or have a minimum cill height of 1.7 metres above the floor of the room in which the window is installed and shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.
