Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, g400pD, g402pN, g403pJ, g404pB, g420pC, g422pC, g454pA, 401E, 402D except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Apart from the details hereby approved the works shall be implemented in accordance with the approved plans and conditions relating to planning permission P08/E1279/LB and thereafter retained as such. Reason: To secure the proper planning of the area in accordance with the relevant Development Plan policies.

Details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of specification for lime mortar to be submitted b. Details of proposed new windows and doors should be submitted at 1:5 and 1:20, together with details of finishes c. Details of proposed drains, gutters, downpipes, vents and flues should be submitted d. Method for fixing multi wall starters to the historic wall fabric e. Material to be used to form the joint between the new and historic fabric Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Bricks b. Roof Slates Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
