The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The detached annexe hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Unity Cottage.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
The new bathroom window in the northeast elevation of the dwelling shall either be glazed in obscure glass and fixed shut or have a minimum cill height of 1.7 metres above the floor of the room in which the window is installed and shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of the development hereby approved in relation to the detached annexe building a plan showing the existing and proposed ground levels and the finished floor levels of the annexe hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter the development shall be constructed in accordance with the approved levels.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, CON5, D1 and H13 of the South Oxfordshire Local Plan 2011.
