The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of works, details of the windows and doors at a scale of 1:20 and 1:5 (section and elevation) shall be submitted to, and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of internal and external lighting shall be submitted to, and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of flues, vents (including roof ventilation), pipes, ducts and rainwater goods including the gutter between the green roof and the building shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, samples of all materials to be used in the external construction and finishes of the works hereby permitted, including a sample panel of lime mortar/brick for the main building shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest and setting of the listed building in accordance with Policies CON2, CON3 and CON5, of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of colour swatches for paint finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, a full schedule of new work and repairs, particularly of historic fabric, including ceilings, floors, walls, roof structures, staircases, fireplaces windows and doors and to include a recording strategy, shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Repair and renewal of historic fabric shall be like for like (e.g. lath and lime plaster ceilings and partitions). Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of fire prevention measures including specified locations of smoke detectors and fire alarms shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of damp treatment to timbers and brick walls shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, details of heat and sound insulation shall be submitted to and approved in writing by the Local Planning Authority and shall be thereafter implemented and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to commencement of works, a method statement detailing the proposed works in the basement should be submitted and approved by the Local Planning Authority.
