Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That prior to the commencement of the works, a method statement for the demolition works shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011. That a sample panel of the of the facing brickwork showing the proposed brick to be used, coursing, pointing style and mortar specification shall be erected on the site and approved in writing by the Local Planning Authority prior to the commencement of works. The works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the works, full details of the proposed drains, gutters, down pipes and vents shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011. That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the works, details of the proposed windows and doors shall be submitted at scale 1:5 and 1:20 (plan and section), together with the details of finishes, to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
