The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of the works hereby approved samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the walls of the extension shall only be constructed in a lime based mortar mix, the details of which shall be submitted to and approved in writing by the Local Planning Authority prior to work commencing. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Detailed drawings, at a scale of 1:20 and 1:5, showing the new windows and doors hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
