Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BS215-12C, BS15-13B, BS15-14A, BS15-15A, BS215-16A and BS215/17 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works, joinery details of all new external doors and windows shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory and in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

Notwithstanding the annotation on plan BS215-13B (1st and 2nd Floor - rev feb 11), there shall be no light-tube inserted into the roof-void. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

All works of making good to the existing fabric is to match the adjacent with regards to the colour, texture, type and materials, and a lime mortar specification for works to brickwork be approved in writing prior to commencement of the relevant part of works. Reason: To ensure that the details of the works are satisfactory and in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, samples of the following shall be submitted to and approved in writing by the local planning authority: a. airbrick to be used on the front elevation b. bricks to be used for the conservatory plinth. Reason: To ensure that the details of the works are satisfactory and in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011. Related application(s): P11/W0997/DIS

All new rainwater goods and external soil pipes shall be traditionally profiled metal (e.g cast iron) painted black.
