Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 08B, 10B and 12A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/W1750/DIS

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies D1, G6, H13, CON5 and CON7 of the South Oxfordshire Local Plan 2011. Related application(s): P11/W1750/DIS

That samples of the materials to be used in the reconstruction of the garden wall (if additional bricks are required), are to be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That the garden wall shall be rebuilt using reclaimed brick from the existing wall with lime mortar, of a specification to be approved in writing by the Local Planning Authority prior to the relevant works commencing. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.
