That,having regard to the location of the site on the edge of the built up limits of Wheatley, the proposed development would extend the built up area of the settlement which would result in an undesirable extension of the built up area of Wheatley contrary to policies G4, C4 and H6 of the South Oxfordshire Local Plan 2011.
That, having regard to the location of the site on the edge of the built up limits of Wheatley adjacent to the green belt boundary, the subdivision of the plot and the construction of a new dwelling would reduce the appearance of openness at a vulnerable edge of settlement point where the bulk and permanence of a new dwelling would materially alter the open character and appearance of the land. The siting of the proposed dwelling would be conspicuous from the green belt and would visually encroach upon the adjacent countryside and be detrimental to the character and appearance of the area generally and be harmful to the open nature, rural character and visual amenity of the adjoining green belt. The proposal is therefore contrary to policy GB4 of the South Oxfordshire Local Plan 2011 and to guidance within PPG2.
Notwithstanding the objection in principle, the subdivision of the plot and the erection of the proposed detached dwelling would appear cramped and out of character with the surrounding development. The relatively small plots and small gardens would fail to protect local distinctiveness and would be detrimental to the established spacious character of the surrounding area contrary to policies D1 and G6 of the South Oxfordshire Local Plan 2011 and advice contained within the South Oxfordshire Design Guide.
