The development shall begin within two years from the date of this approval for reserved matters.
Reason: To comply with conditions in the outline permission P02/W0848/O and by virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2134-LP-04 REV H, 2134-LP-05 REV C, 2134-LA-49 REV F, 102-10-20 P3, 102-10-21 P1, 102-10-23 P1, 102-10-18 P1, LDE-GWP-SKETCHES 159 P2, 102-10-19 P1, 102-10-20 P2 except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the installation of any of the equipment a layout drawing and associated detailed drawing shall be submitted showing the cycle racks, seats, bins and any other external structures (excluding play equipment) this shall also be accompanied by a specification of all these items. This furniture shall be implemented in accordance with the approved details.
Reason: In the interest of visual amenity in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.

The statement shall cover matters relating to protection of retained trees and hedgerows, and remidial works that shall be in accordance with BS 3998/2010. Any works within the root protection areas of the trees and hedgerows to be retained shall be monitored in accordance with the protective measures specified, by an appropraitely qualified arboricultural consultant to be appointed at the developer's expense and notified to the Local Planning Authority, prior to the commencement of development. Provision shall be made for the regular reporting of continued compliance or any departure therefrom to the Local Planning Authority. The development shall be implemented and maintained in accordance with the approved method statement.
