That having regard to the size, mass and design details of the proposed extension, it would overwhelm the original historic elements of the listed building. The extension would relate poorly to the historic floorplan, massing and design of the original building and would detract from the building's special architectural and historic interest and setting contrary to policies CON2 and CON5 of the adopted South Oxfordshire Local Plan and policy HE9 of PPS5.
