Conversion of Barn to form new family room, study and bedroom and construction of new stone boundary wall (As amended by Drawings 2037.05A, 06A, 07 accompanying e-mail from Agent received 26 January 2011 and drawing 2037 08A accompanying email received 28 January 2011).
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2037.01, 04, 05A, 06A, 07, 08A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. Details of proposed new windows and doors should be submitted at 1:5 and 1:20, together with details of finishes.
b. Details of staircases.
c. Details of proposed drains, gutters, down pipes, vents and flues.
d. Details of lime mortar specifications.
e. Details of Insulation including floor slab.
f. Details of steel support structure.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced.

A full repair schedule should be submitted with photographic coverage of all features proposed for repair/alteration.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
