Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 226/P2/03/A, 226/P2/04, 226/P2/05, 226/P2/06, 226/P2/07, 226/P2/08, 226/P2/09, 226/P2/10, 226/P2/11, 226/P2/14, 226/P2/13, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The works shall not begin until a detailed specification of the following shall be submitted to and approved in writing by the Local Planning Authority: i. Conservation type and neo- frameless rooflights at a scale of 1:5 and 1:20 ii Glazing to the walls for the extension. iii All flues, vents and extracts iv Lime mortar mix to be used in the repointing works to the historic building v. Damp treatment works including a section showing the proposed excavation and the relaying of existing terracotta tiles vi. Works to the hall walls once a sample area has been opened up and inspected. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and CON 2 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a sample of the copper to be used in the extension shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and CON 2 of the South Oxfordshire Local Plan 2011.

That the works of making good shall match adjacent work as existing. Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and CON 2 of the South Oxfordshire Local Plan 2011. Related application(s): P11/W0770/DIS

That works shall not begin until joinery details for all new internal doors, architrave, skirting and new stairs to second floor (treads, balusters, newel posts and handrail) have been submitted to and approved in writing by the Local Planning Authority.
