Having regard to its central location within the established arcade the loss of retail floor space would diminish the vitality and attractiveness of the Goring on Thames village centre and the contribution it makes to the village and the wider locality contrary to Policies G2 and CF3 of the South Oxfordshire Local Plan 2011.
