Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, Site Plan, Ground Floor Plan, North Elevations, South Elevation, East Elevation, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All works to the chimney shall be undertaken using hand tools only and that any making good should be done using materials to match the adjacent colour, texture and profile. Reason: To safeguard the historic fabric and character of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
