Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans BS 002 and 1:500 block plan, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development to which this permission relates shall not be implemented in combination with any part of the development permitted under planning ref P07/W1434 . In the event that the development permitted by this permission is commenced, then the previous permissions shall lapse and become void. This permission shall not be commenced in the event that works have commenced to implement planning permission ref P07/W1434. Reason: To protect the countryside and the special character of the Area of Outstanding Natural Beauty in accordance with Policies G2 and C2 of the South Oxfordshire Local Plan 2011.

Prior to the use and occupation of the building hereby approved, the existing derelict building shall be demolished and removed from the site. Details of how this will be done in relation to protecting the trees on the site shall be submitted to and approved to the Local Planning Authority prior to the commencement of demolition. Reason: To protect the countryside and the special character of the AONB in accordance with Policies G2 and C3 of the South Oxfordshire Local Plan 2011.
