Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0268/A/P/200A, 201A, 202, 203, 204 and materials specified on appplication forms, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Discharge of surface water drainage from the site should not be directed to a watercourse as stated in question 12 on the application forms. An on-site drainage method will be required. The development hereby permitted shall not commence until surface water drainage works have been carried out in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution and flooding in accordance with Policies EP1, EP4 and EP6 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall not commence until foul drainage works have been carried out in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That the exisitng kennels on the site shall be demolished before beneficial occupation of the new kennels and any demolished material which is not to be utilised in the new development shall be removed from the land, unless an alternative scheme for the phased demolition of the building(s) and removal of materials shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure satisfactory comprehensive development in accordance with Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The premises shall be used only as kennels as specified in the application and shall at no time be used for any other purpose. Reason: To protect local amenities in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.

That the kennels hereby approved shall not be commenced if the cattery and kennel complex approved under P94/N0339 has been implemented. Reason: As the implementation of both of the permissions would be harmful to the openness of the Greenbelt contrary to Policies GB2 and GB4 of the South Oxfordshire Local Plan 2011.

Upon commencement of the kennels hereby approved no development shall be undertaken pursuant to the cattery and kennel complex approved under P94/N0339. Reason: As the implementation of both of the permissions would be harmful to the openness of the Greenbelt contrary to Policies GB2 and GB4 of the South Oxfordshire Local Plan 2011.
