Policy GB2 of the adopted South Oxfordshire Local Plan states that limited extensions to Green belt dwellings may be allowed. Policy H13 of the South Oxfordshire Local plan 2011 further defines the term limited such that extensions to properties within the Green Belt should be no greater than 40% of the volume of the original dwelling. In this case, the property has already been extended a significant amount and a further extension would not represent a limited extension. As such the proposal is considered to be inappropriate development which would detract from the openness of the Oxford Green Belt contrary to Policies GB2 and H13 of South Oxfordshire Local Plan 2011 and the advice in PPG2 "Green Belts".
That, having regard to the design and form of the extension and its prominent position on the side of the property, the extension would compromise the small scale character of the original building and would be out of keeping with its historic character. As such, the extension would detract from the character of the existing building, the character of the area and the visual amenity of the green belt contrary to Policies G2, G6, GB4, D1 and H13 of South Oxfordshire Local Plan 2011.
