That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 116/PL/01 A, 116/PL/04 B, 116/PL/05 B, 116/PL/06 B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S2108/DIS

The proposed rooflights on the extension hereby permitted shall be conservation style and fitted flush with the roof covering. be fixed shut non-opening windows. Reason: Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011. Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Roof Detail. b. Junction of the extension with the main house. c. Detailed drawings of all new windows and doors at a scale of 1;5 and 1:20 together with details of finishes. d. Proposed drains, gutters, down pipes, vents and glues. e. Specification of the lime mortar mix. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Samples of the materials in respect of the following shall be submitted and approved in writing by the Local Planning Authority ahead of the commencement of the relavant stage of work; a. Stone coping b. Bricks Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
