That, having regard to the change in levels between the site and the neighbouring property at no 5 Farm Close Lane, the proposed development, in particular the middle unit, would have an overbearing and oppressive impact on occupiers of this property and would detract from their residential amenity contrary to policies G2, H4 and D4 of the South Oxfordshire Local Plan and setion 5.1 of the South Oxfordshire Design Guide.

Protected species have been recorded in the vicinity of the site (bats).  No ecological survey to determine the presence of protected species has been submitted with this application and as such the proposal could potentially have an adverse effect on these protected species contrary to policy C8 of the adopted South Oxfordshire Local Plan.
