The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans,GTB-629-7A B,GTB-629-8A C,GT-629-9A C,GTB-629-10A A, GTB-629-11A B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of development samples of materials to be used for the paving and steps to the front dug out area, bricks for new gable and bootroom, tiles for the new extension, details of brick bond to be used in the new gable and construction of the new bootroom together with confirmation of material to be used on the area of hidden flat roof, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:5 and 1:20 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

That the rooflights shall be flush fitting conservation type. Reason: To ensure that the details of the development are satisfactory in accordance with Policies Con 2 and Con 3 of the South Oxfordshire Local Plan 2011.

No development shall take place until written approval has been given by the Local Planning Authority to a sample panel showing the brick type, traditional bond and lime mortar pointing for the new brick gable. The sample panel shall be erected on the site of the development and retained until development is completed, and the panel shall thereafter be removed from the site. Reason: To safeguard the character of the area in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
