Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PPA0918/P20 C, PPA0918/P21 C, PPA0918/P22 D, PPA0918/P23 D and PPA0918/P30, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/S0149

That prior to the commencement of works, samples of stone, rooftiles and timber boarding including finish shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

No works shall take place until written approval has been given by the Local Planning Authority to a sample panel(s) of stonework including lime mortar to be used in the development. The sample panel(s) shall be erected on the site of the works and retained until works are completed, and the panel(s) shall thereafter be removed from the site. Reason: To safeguard the character of the area in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works a detailed specification of lime mortar shall be submitted to and approved in writing by the Local Planning Authority and the works shall be carried out in accordance with this specification. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 and 1:5 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That details of flues, vents, extracts and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, details of the junction between the new walls of the existing garage and the existing outbuilding shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
