That, having regard to the modest scale and character of the existing building, the proposed extension results in a disproportionate addition in terms of scale, design and length which detracts from and harms its character and appearance. Furthermore having regard to the prominent position of the dwelling in this sensitive rural location the proposed extension will harm the special landscape character of the Chilterns Area of Outstanding Natural Beauty. The development is contrary to Policies G2, G6, D1, C2 and H13 of the South Oxfordshire Local Plan and Section 06 of the South Oxfordshire Design Guide 2008.
