The development shall be carried out strictly in accordance with the particulars of the development, plans and specifications contained in the application except as modified by conditions of this permission. The approved plans and particulars comprise: - Application form dated 2nd June 2010 - Landscape and Ecology Enhancement Strategy dated 13th May 2010 - Proposal and Method Statement by Sue Everett MIEEM dated June 2009 (amended 5th November 2009) - Landscape and Visual Impact Assessment by Colvin & Moggridge dated 18th May 2010 - Recommendations and Method Statement for the Creation of a Conservation Pond by Kingcombe Aquacare dated May 2010. - Location Plan (Scale 1:10000) - Site Location Plan dated 2nd June 2010 - Valley Layout Plan ¿ Pond and Proposed Drive dated December 2009 - KA/Con/Wellbarn/110 (Proposed New Pond ¿ Site Layout Plan) dated 20th May 2010. - KA/Con/Wellbarn/111 (Proposed New Pond ¿ Springhead + Stream) dated 20th May 2010 - KA/Con/Wellbarn/102 (Proposed New Pond ¿ Plan & Sections Through Pond) dated 20th May 2010. - KA/Con/Wellbarn/113 (Proposed New Pond ¿ Details Sheet) dated 20th May 2010. Reason: To ensure that the development is carried out as proposed.

The development to which this permission relates shall be begun not later than the expiration of three years beginning with the date of this permission. Reason: To comply with Section 91 to 95 of the Town and County Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No waste materials shall be imported into the site. Reason: In the interests of highway safety (SOLP T1)

Prior to the commencement of development a Construction Management and Transport Plan shall be submitted to and approved by the Waste Planning Authority. The Plan shall include measures for the retention of plant at the site during the operations and details of the movement of trucks and plant. Reason: In the interests of highway safety (SOLP T1)

All topsoil and subsoil shall be permanently retained on site and used in restoration. Reason: To prevent loss of soil. (MWLP PE18)

Topsoil, subsoil and soil making material shall only be stripped when they are in a dry and friable condition. Reason: To prevent damage to soils (MWLP PE18).

No development shall take place except in accordance with the approved landscaping scheme as specified in drawing 'Valley Layout Plan - Pond and Proposed Drive' dated December 2009 by Colvin & Moggridge. Reason: To improve the appearance of the site in the interests of visual amenity in accordance with Section 197 of the Town and Country Planning Act and to ensure the development results in biodiversity enhancement in accordance with the Oxfordshire Biodiversity Action Plan, PPS9 and the NERC Act 2006. (MWLP PE13).

No development shall take place except in accordance with the approved methodology for chalk grassland creation titled ¿Proposal and Method Statement¿ dated June 2009 (amended 5th November 2009) by Sue Everett MIEEM. Reason: To ensure the development results in biodiversity enhancement in accordance with the Oxfordshire Biodiversity Action Plan, PPS9 and the NERC Act 2006 (MWLP PE13).

No development shall take place except in accordance with the approved detailed methodology for pond creation titled ¿Recommendations and Method Statement for the Creation of a Conservation Pond¿ dated May 2010 by Kingcombe Aquacare. Reason: To ensure the development results in biodiversity enhancement in accordance with the Oxfordshire Biodiversity Action Plan, PPS9 and the NERC Act 2006 (MWLP PE13).

No works of site clearance, demolition or construction shall take place prior to the submission and approval by the Waste Planning Authority of an aftercare scheme. The scheme shall include the details of 5 years monitoring and management of the chalk grassland, woodland and pond habitats shown on the approved drawing 'Valley Layout Plan - Pond and Proposed Drive' dated December 2009 by Colvin & Moggridge. Any scheme that is approved shall be implemented upon the completion of restoration. Reason: To ensure that the site is restored and managed and that the development results in biodiversity enhancement in accordance with the NERC Act 2006 and PPS9 (MWLP PE13).

No fish shall be stocked or bred in the ponds shown in approved drawing 'Valley Layout Plan - Pond and Proposed Drive' dated December 2009 by Colvin & Moggridge. Reason: To ensure the development results in biodiversity enhancement in accordance with the Oxfordshire Biodiversity Action Plan, PPS9 and the NERC Act 2006 (MWLP PE13).
