That, having regard to the size of the plot and the scale and form of the proposed new house, the proposal would create development out of keeping with the scale, grain and character of surrounding development. Development of this nature would harm the setting of Crossways and Twitten, the character of the Aston Tirrold Conservation Area and the North Wessex Downs Area of Outstanding Natural Beauty contrary to Policies G2, C2, CON5, CON7 and H5 of the adopted South Oxfordshire Local Plan.

That having regard to the extent of built form and position of the proposed amenity area in close proximity to the shared boundary and to the relationship with Twitten, the proposal would result in noise and disturbance and overlooking that would be harmful to the residential amenity of the occupants of Twitten contrary to Policy H5 of the adopted South Oxfordshire Local Plan.
