Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P10/W1424/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2031.05 A, 2031.07, 2031.06, 2031.05A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That, prior to the commencement of works, details at a scale of 1:5 and 1:20 for the new glazed roof to the link, making clear how it will junction to both the rear wall of the cottage and the stone wall to the north shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, samples of the clay peg tiles shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.

That works shall not begin until joinery details at a scale of 1:5 and 1:20 for all new windows and doors have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a full specification of tanking and drainage proposed to the basement shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of works are satisfactory in accordance with Policies Con 2 and EP6 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a specification of all new flues, vents and extracts shall be submitted to and approved in writing by the Local Planning Authroity. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, a plan detailing the locations of all new service runs and vents, extracts and flues shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies Con 2 and Con 7 of the South Oxfordshire Local Plan 2011.

That works of making good shall match those as existing. Reason: To ensure that the details of the works are satisfactory in accordance with Policy Con 2 of the South Oxfordshire Local Plan 2011.

A schedule of the opening up and making good works to the chimney shall be submitted to the Local Planning Authority and approved in writing along with details of any proposed oven/boiler installation in this area prior to the commencement of works. Reason: To ensure that the details of the works are satisfactory in accordance with Policy Con 2 of the South Oxfordshire Local Plan 2011.
