The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/W1043/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2315-01A, 013, 04A, 05, 06, 07A, 09, 010, 011 and 012 , Design and Access Statement except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/W1043/DIS

The roof of the extension hereby permitted shall only be constructed in the materials specified on the plans i.e Welsh Slate hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policy D1 of the South Oxfordshire Local Plan 2011. Related application(s): P11/W1043/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011. Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Detailed drawings of the junction between the new glazed screen and doorframe to the WC with the existing historic stone door surround. b. A plan and section making clear the depth and area of excavation in order to create a levelled area for the new extension. c. A specification for the roof tile vent to be used over the WC. d. A specification for the frameless glazing e. Joinery details at a scale of 1:5 and 1:20 for all new internal doors f. A specification for all internal floor finishes.) Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building and adjacent box tomb during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with the Conservation Policies of the South Oxfordshire Local Plan 2011.

No development shall commence within the application area until the applicant, or their agents or successors in title, has been responsible for commissioning an archaeological watching brief, to be maintained during the period of construction/during any ground works taking place on the site, in accordance with a written scheme of investigation that shall first be submitted to and approved by the Local Planning Authority. The watching brief shall preserve by record any archaeological features that may be revealed in the course of works and shall include limited archaeological excavation where necessary and the retrieval of artefactual evidence. The watching brief shall be carried out by a professional archaeological organisation acceptable to the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with PPS5 and Local Plan policies.

That a sample of the natural Welsh slate to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
