That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0081/DES/001,0081/DES/003 rev A, 0081/DES/004, 0081/DES/006B,0081/DES/007B except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The external materials to be used for the cheeks face and roof of the dormer window hereby permitted shall match the materials used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and H13 of the South Oxfordshire Local Plan 2011.
