All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011. The new window to the cloakroom shall be a painted timber casement, in accordance with the details submitted to the local planning authority by letter dated 15 July 2010. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

Details of the sedum roof to the storage shed/cloakroom hereby approved shall be submitted to and approved in writing by the local planning authority within 9 months of the date of this planning permission and shall be carried out in accordance with the approved details and shall be retained as such. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

The retained feather boarding to the storage shed/cloakroom hereby approved shall be finished in accordance with the details submitted to the local planning authority by letter dated 15 July 2010. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

The proposed render finish to the west elevation of the cloakroom shall be finished in accordance with the details submitted to the local planning authority by letter dated 15 July 2010. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be in accordance with the details submitted to the local planning authority by letter dated 15 July 2010. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

The proposed vent to the cloakroom shall be in accordance with the details submitted to the local planning authority by letter dated 15 July 2010. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

Within 12 months of the date of this planning permission, the shed/cloakroom shall be completed in accordance with the submitted drawings ref. BST2 (dated Mar 2010) and shall be retained as such. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.
